The NEC is a modern suite of contracts that facilitates and encourages the implementation of good project management principles and practices as well as defining legal relationships. The language of the NEC is clear and simple and the procedures are defined to stimulate collaboration between the parties.

The NEC suite of contracts was originally launched in the UK in 1993 and the 3rd edition of the contract  (NEC3), has become the public sector contracts of choice within the UK, being used for nearly all projects procured by national and local government bodies and agencies.

NEC4 the fourth evolution of the NEC suite of contracts was released in 2017.
The NEC is a family of standard contracts the principles behind which are:
  • They stimulate pro-active management in the relationship between the two parties to the contract and, therefore, of the work involved in the contract. 

  • They can be used in a wide variety of commercial situations, for a wide variety of types of work and in any location.

  • They are clear, simple and written in plain English, using language and a structure which is straightforward and easily understood.
The NEC contracts are suitable for carrying out any type of construction or engineering work and are suitable for building projects of various scales and sizes.

Versions of the NEC contract are specific to the work of professional service providers such as project managers and designers, to main contractors, to subcontractors and to suppliers. The wide range of situations covered by the contracts means that they do not need to be altered to suit any particular situation.

The NEC provides a framework of Contract payment Options including priced, target, cost reimbursable or management and a number of Secondary Options which aim to tailor the contract to the specific individual client requirements.
A successful NEC driven project should ensure that risk analysis and identification are carried out at the earliest stages possible and then allocated to the party best able to manage that risk. Gray Quantity Surveying Services are experts in this field.
